FAQ
Questions & Answers
Straightforward answers to the questions property owners ask us most. If something isn't covered here, we're glad to talk it through.
Selling Your Property
No. We can evaluate a property in its current condition. Sharing an honest description of the property's condition simply helps us understand what we're looking at.
We primarily evaluate residential real estate, including single-family houses, townhomes, condos, small multi-family properties, rentals, and inherited homes. Other property types can be discussed case by case.
Inherited properties are among the situations we regularly review. Depending on the estate's status, additional documentation or legal steps may be required, and we can talk through what that typically involves.
We're open to reviewing tenant-occupied properties. Existing leases and tenant rights are part of the conversation, and we'd discuss how they affect a potential transaction.
Yes. Many property owners reach out while they are simply weighing their options. There is no obligation attached to a conversation.
Offers & Costs
We look at the property's condition, location, comparable sales in the area, any work the property may need, and the terms that matter to you. We're happy to walk through how we arrived at a number.
No. Reviewing an offer does not create any obligation to sell.
There is no fee to tell us about a property or to discuss a potential purchase.
A direct purchase is a private transaction between you and King's Key Investments rather than a listing. If a party in the transaction is represented by an agent, any related compensation would be discussed openly before anything is signed.
Closing
Timelines depend on title work, the property itself, and your preferences. We'll give you a realistic expectation once we understand the specifics.
Closings are coordinated with appropriate title or closing professionals, who handle the documentation and disbursement of funds.
An existing mortgage is common. Payoff amounts are typically handled through the closing process by the title or closing agent.
Title matters such as liens, judgments, or heirship questions can sometimes be resolved during the transaction. If something is discovered, we'll discuss it with you and what may be required.
Seller timing preferences are part of the discussion. We'll try to work with a date that suits your situation, subject to the requirements of the transaction.
