You have some equity, you do not have the money to reinstate, and the sale date is close enough that a traditional listing with showings, inspections, and buyer financing probably will not close in time.

The advantage is not price — a direct sale typically nets less than a well-run listing. The advantage is that there is no lender on the buyer's side, no appraisal contingency, and no repair negotiation, which removes the three things most likely to blow a deadline.
